- How does Tara sell houses for less than fair market value?
It's simple, really. We only buy distressed houses that need significant
repairs. We add value by repairing the houses ourselves, and pass along
those savings to our customers.
- What is the advantage to dealing with Tara rather than a local realtor?
There are many good realtors in this market, but my feeling is that realtors
are working at a significant handicap. Generally, they work for a seller who
is not a professional real estate person. The seller is the boss, not the
realtor, so important selling decisions are many times made by an emotional
seller. Since our philosophy is buy for less, sell for less, we really make
the process faster and less emotional. Plus, there are no real estate
commissions, making the savings to our customer even greater.
If you find a distressed property that you like through a realtor, they can
bring that property to us, we can purchase it and sell it to you fully
repaired and updated.
- Do you provide financing?
Our sister company, AMS Financial Services, is a licensed mortgage broker in
the state of NJ, and provides a complete menu of mortgage products to our
customers. In some cases we can still provide 100% financing.
- Where do you sell homes?
Presently we are working in the Southern New Jersey market exclusively. We
will update the site as we go into more areas.
- Will you buy any property that I would like to purchase?
No. We have to follow our strict criteria that makes the house marketable
even if our customer decides not to buy a home that we have purchased. We
are generally looking for homes in neighborhoods that have 3 or more
bedrooms with at least ½ - 1 bathroom on each level. We generally do not
purchase rural properties or properties that are functionally obsolete.
- My home is in foreclosure, and meets the above criteria. Will you buy it?
Yes, dependant on how much you owe on the property or if a short sale can be
negotiated if necessary.
